Do I Need Planning Permission?
Most building work, changes of use and alterations to the external appearance of buildings require planning approval. Some minor works fall under Permitted Development — check with the Planning Division.
How to Apply
- Check the IoM Planning Portal for guidance
- Submit your application online or by post with plans, site location map and fee
- Applications are publicly registered — neighbours can comment
- Decision typically within 8 weeks (minor) or 13 weeks (major)
- You can appeal to the Planning Inspector if refused
Building Regulations
Separate from planning permission. Building Control ensures structural integrity, fire safety, energy efficiency and accessibility. You need Building Regulations approval for most construction work, even if planning permission isn't required.

Registered Buildings: The Isle of Man has a Register of Protected Buildings (similar to Listed Buildings in the UK). Work on registered buildings requires additional consent. Check the register before buying or renovating.
